Flatiron A Red Hook NY Fine Restaurant

Flatiron restaurant is located right in the heart of the village of Red Hook NY at the intersection of MarketFlatiron Street and Broadway, the location of what was once the only traffic light in town.

Location is extremely important for any business and in the case of Flatiron the location is very visible. The restaurant is the conception of chef Craig Stafford and his wife Jessica Stingo; both gained culinary experience from their days in the restaurant business in New York City. They decided on relocating to the bucolic Mid Hudson Valley and opened Flatiron in 2008.

Why Flatiron? I suppose, because they originally worked in the Flatiron district in New York. Their signature dish is also the Flatiron steak.

In this area we have many farms, so, it is possible to get locally grown organic meat and produce. Craig and Jessica are very aware that good fresh ingredients lead to great dishes and this will keep customers coming back. Here are the farms they regular purchase from:

  • Migliorelli Farms
  • Northwind Farms

As you can tell from the photographs below the atmosphere is comfortable. However, on the weekend reservations are recommended.

I have personally enjoyed dining at Flatiron. I enjoyed the cheese plate for an appetizer and the seared duck while my husband savored his oysters and steak. During Octobe,r on Wednesdays Flatiron is offering a 20 percent discount off the entire bill to show their appreciation for the support of their diners. You have just one more chance to take advantage of this offer.

Who is in the driver™s seat when it comes to choosing properties for a home tour, agent or buyer? For the second time in a week I have heard sellers say, oh, the big firms won™t show my house because they have lots of inventory so they will show only their in-house listings.

Could this be true? First, it would be downright unethical to eliminate properties that fit your client™s criteria just because they were not listed with your firm.

I then took a step back and looked at how the buyers I have worked with recently approached their home search. They are searching like typical buyers today; first, going to the internet, then contacting an agent. When the contact is made the agent now gets a list of homes the new client has looked at online and is interested in seeing. Some go as far as to drive by each and every one of their choices. The agent acts as a facilitator by helping buyers refine their search and brings to their attention information on the internet may not be up-to-date, for example, that the house they might be dreaming about was sold a year ago.

So, who would you say is in the driver™s seat? Today™s buyers are no longer passive but actively engaged in the process of choosing the home they want to view. Gone are the days of the big listing books in the office and numerous pocket listings, buyers are searching everywhere, and with the new apps for smartphones their search is just a click away any time of day.

So, if this is a tactic that is being floated – because a firm has a large inventory listings by others will not be shown – that is plain unethical, even stupid, since, in the end, you can™t fool the consumer.

There are many homes for sale in Hyde Park NY under $300,000.   If you have been paying attention to the real estate market in Dutchess County you would have noticed that most of the homes selling are under $300,000.

I have had the opportunity to work with a few First Time Home Buyers in the Hyde Park area.   This is a good time to buy if you can qualify for a loan, you will certainly get more for your money than you would just a few years ago.

Some of these Home Buyers are combining for example SONYNMA and Dutchess County grants received by going through a program with Hudson River Housing.

Access is key in a Buyer’s market

The present market in which real estate transactions are occurring in Dutchess County is that of a Buyer’s market, with lots of inventory.   Wouldn’t it make sense  for sellers to make it easy for potential buyers to see their homes?

Giving access is certainly key to getting your home sold; yet I continue to see resistance in this area.

I have a  listing that has not gotten a lot of showing mostly due to lack of access.   The property cannot be shown unless the owner is present.   This owner works odd hours so you can imagine  how frustrating this is.   I had several agents called to see the property but could not see it when they wanted to; the owner wanted the showing always on his terms.   Well I am sure you know what happened, the agents moved on to other properties.   Some time  later I was asked by the owner if these agents would reschedule, no! they are gone forever.   He tried to console himself by saying, they weren’t serious anyway.

The point sellers should keep in mind is that the person you denied access might have been the person who would have purchased the home.    Yes in a buyer’s market you can’t allow any opportunity to slip away.

Yesterday the same scene played out, I was showing properties and my buyer wanted to see a certain townhouse,   here again the owner had to be present and he was not around much.   Well once again the customer did not see the unit and moved on to another.

A month ago I was showing mult-family properties, my client wanted to see a house but the tenant refused to give access.   Did my client want to reschedule? no he moved on and made an offer on the next property he saw.

 Maybe from these few examples you can truly see why access is key in a Buyer’s market

Today we live in a very stressful world.   So many are facing all sorts of challenges, sickness, financial and much more.Iris

It is so easy to get caught up in the rat race, but it is beneficial to just step back and enjoy the little things in life.

Many get down because they might not have the money to go to the movies or out to dinner; yes those are all activities that can bring us enjoyment.

The truth is, even if you don’t have the money, just stop and look around there is so much that can entertain you.

Right now there are just so many colors around in the form of flowers, and the birds and other critters can also bring you much joy.

So take a break from your daily routine, and enjoy the small things in life, you might just get inspired.
