Previously I address taking care of the exterior to achieve curb appeal.  It is as important to pay attention to the interior. In this competitive buyer’s market more attention to detail is expected if you desire to attract buyers.

   Here are 7 tips to help you prepare your home so you will sell quicker and for more.

  1. Clean - Walls, windows, counters floors bathroom.  When buyers enter a home that is clean they are more likely to make an offer since they can appreciate the home and is not distracted by uncleanliness.
  2. Paint - Apply a fresh coat of paint, a clean crisp room is more inviting.  It is also important to use neutral colors so the color will not clash with the new buyer’s furnishing.
  3. De-Clutter -Too much stuff will cause the house not to show well.  If necessary rent a storage unit to put some of the excess furnishing.  De-clutter should also apply to things on the wall; in this case less is good.  This is also a good time to throw things out as well as bring some items to Goodwill.
  4. Repairs - Make needed repairs, such as changing out old faucets, broken window panes, door knobs etc.  Doing this could save you  because after a buyers inspection there would be fewer items  in dispute so you are likely to make a bigger profit.
  5. Odor - If there is smoking in the house or pets it is very important to pay more than the usual attention to odor since offensive odors will cost you a sale.  It might be necessary to replace carpeting as some odor do not go away easily.
  6. Maintenance -Make sure the heating and cooling system as well as water heater, septic is pumped and roof are well maintained.  If this is not done and problems are discovered during the inspection this could be very costly.
  7. Staging -A small investment in staging can yield a big return.  Staged homes sell faster and for more.
